In a quiet street of a village in the north-west of the Gers, this property was once the village bakery.  The village, situated between Eauze and the spa town of Barbaton-les-Thermes, has shops, a weekly market and sporting facilities including a leisure lake and swimming pool.  The surrounding area is famous for its Armagnac, wines and foie gras.

Nearest airports are Pau (1½ hours), and Toulouse & Bordeaux (2 hours).  The Pyrenees mountains with their ski fields, the Spanish border and the Atlantic coast are approximately 2 hours away.

Built in stone with some interior walls of colombage, this old village house has been partially restored. Part of the baker’s oven is the only vestige remaining of its history as a bakery and mill.

Major work including the roof, plumbing, drainage and electricity has already been done, but the completion of the project has been prevented by the owner’s work transfer.    Provision has been made for central heating, with pipes already installed on the ground floor. Provision has also been made for a bathroom and utilities room on the first floor.  When completed, the house would have living space of approximately 260 m², with 4 to 5 bedrooms over 2 levels.
