Gascony in the Gers

In the centre of the typically rolling countryside of the Gers, just a moment's walk from the centre of an attractive hamlet with a school, church and mairie, and less than ten minutes' drive from the two market towns of Nogaro and Riscle is this restored rural property consisting of a house plus two attached outbuildings together with land of 6000m².

The current owners have reroofed the entire property. They are not planning on entirely renovating the outbuildings but they are making them externally sound and watertight. The main house, on the other hand is being restored to a high standard and with considerable flair. There will still be some finishing work for the new owners to complete to their own taste but the property, due to be completed by the end of June, is going to be very impressive.

The location is tranquil but not isolated.

General

There is an oil-fired central heating system providing underfloor heating downstairs in the rooms with tiled floors. The bedroom and bathroom will have radiators. The piping is in place on the first floor but the radiators will not be installed, leaving wall space free for the new owners' to partition the area as they  wish. The plumbing, wiring and roof are all newly installed. The septic tank will be to the new EU norm.

Ground Floor

¨     A double wooden front door opens into a large hall, 8m x 2.5m, with terra cotta floor tiles, exposed beams and some  "colombage" (wattle & daube) walls.

¨     Salon, 11.5m x 5.5m, a really impressive room with terra-cotta tiles, exposed roof timbers, 2 windows, door to the original bread oven, attractive, wooden spiral staircase and 2 sets of French windows, each opening onto covered dining terraces - facing roughly east and west.
