Situation : Situated in  central Lot et Garonne this chateau enjoys a spectacular location perched high above a dramatic bend of the river Lot. The property faces due south with 180° views of the river and over the surrounding countryside.

The chateau and the pool are built on a single level and are approached by a winding private drive, which is bordered by mature trees and shrubs.

Swimming pool:       

The swimming pool has been constructed to the East side of the chateau and enjoys full sunshine for most of the day. Paved terraces surround the pool and lead to a barbeque area and shaded dining terrace.                                

The pool is a reinforced concrete construction with a liner and  small central island.

The internal decorative order of the property is in extremely high. The wall fixed light fittings, ceiling lights; curtains and carpets are included in the sale.

land:

A mature oak forest forms a semi circular perimeter around the property and has any shady ‘rides’ and clearings. A small orchard and paddock occupy the flat ground immediately above the chateau and there is a natural gorge to the west through which runs a small tributary of the river Lot. There are a number of fresh water springs in the grounds an the property benefits from the right to pump water from the river Lot for irrigation purposes.                                  

The park to the South of the chateau is laid to lawns with a dense hedge forming the Southern boundary of the estate.                                      

Mature trees including some one hundred year old Cedars offer shade to many parts of the gardens.
